Are you attorneys or a title company?
No. We're real estate investors and buyers. We are not attorneys, we don't provide legal advice, and we're not a title company. When you submit a property, we may buy or review difficult properties and help identify possible next steps — which can include making an offer, explaining options we see, or referring you to an independent professional.
What does it cost to submit my property?
Nothing. Submitting your property and getting our review is free, and there's no obligation to sell or to accept anything.
How do offers work?
After we review your property, if it's a fit we may make you a written offer. You're free to accept it or decline it — there's no pressure either way. No price or term is binding until it's put in writing and signed by all parties, and outcomes are never guaranteed.
Do you buy land with back taxes or liens?
Often, yes — those are exactly the kinds of situations we focus on. You don't need to pay off back taxes or clear a lien before reaching out. Submit the property and we'll review it and help identify possible next steps, which may include buying it directly.
What if the land is inherited or in probate and probate isn't finished?
That's common for the properties we look at. You can submit the property whether or not probate has been completed. We're not attorneys and don't handle probate as a legal service, but we can review the situation, explain options we see, and refer you to an independent professional such as a probate attorney if one is needed.
Will you buy land with no access, wetlands, or a flood zone?
Yes, these are the kinds of difficult lots most buyers skip and we look at regularly. We can't promise any parcel can be made buildable or accessible, but we may buy it directly, as-is, or explain the options we see for your situation.
What if there are multiple owners or a family dispute?
Land shared among several heirs or family members is very common. Submit what you know — including who's involved if you can. We're not attorneys, so we don't resolve disputes as a legal service, but we can review the situation, explain possible options, and refer you to an independent professional when something needs one.
How fast can you close?
It depends on the property and the situation. Some difficult parcels can move quickly; others take longer, especially when records, heirs, or third parties are involved. We'll be straight with you about realistic timing for your specific property. Timelines and outcomes are never guaranteed.
What information do you need from me?
Just what you have. Ideally the county and parcel number, plus a few sentences about what's going on. If you don't have the parcel number, the deed, or the tax details, that's fine — give us what you can and we'll tell you if we need anything else, in plain language.
What if I just want to understand my options and not sell?
That's completely okay. Plenty of people submit a property mainly to understand the situation. We may explain the possible options we see, in plain English, or point you to the right kind of independent professional. Selling to us is never required.
Do you charge any fees or commissions?
No. There are no submission fees, no agent commissions, and no charge for our review. We're the buyer, not a broker, so you're not paying a listing fee.
How will you contact me?

Is my information private?
